Asset management is the record — what you own, where it is, what it cost. Asset maintenance is the work done to it: inspections, jobs, parts, meter readings. QAI does both off one record, which is the point. The history is attached to the asset rather than living in a separate system.
A CMMS manages maintenance while an asset is in service. An EAM wraps the whole lifecycle around that — procurement, depreciation, disposal — and is a far larger implementation. QAI is a CMMS with a proper asset register attached. If you are being asked to replace a finance system, you want an EAM.
Meter readings import from Excel or CSV, with a matching step that flags anything implausible before it is committed. Assets, sites and jobs come in through the REST API, and we do the mapping with you rather than handing you a template. There is no one-click ERP connector.
Every asset carries a QR code generated from its asset code, on the record beside its photo and nameplate. Print it, stick it on the equipment, and anyone on your team can scan it in the app to open that asset's history, open jobs, documents and meter readings where they are standing.
Assets, jobs and inspections are organised by client, site and zone, and can be grouped the way your operation is actually structured. A regional manager sees everything; a technician sees their own site. Role-based access, SSO and SAML are available for larger organisations. There is no parent-child asset tree — grouping is by site and zone, not by assembly.
Warranty expiry sits on the asset record alongside make, model, serial number and risk level. Labour at your own configured rate and the parts consumed roll up per asset, so you can see what it costs to keep running. QAI does not calculate depreciation — that stays in your finance system.
